Re-roofing: Do You Really Need It?

Your old roof will need attention at some point. These are the telling signs a metal roof needs to be re-roofed.

Everything has a lifetime and the roof on your home is no exception. Sometimes it is possible to repair or restore a metal roof but sometimes the most economical move for the long term is to totally replace it. Some of the signs you need to replace are:

  1. Rust on the overlaps.
    On modern metal roofs the suppliers of metal will custom roll each sheet for your home so there is no overlapping metal from the top of the roof to the gutterline. The older style sheets where there are several sheets and the overlaps will trap moisture. So when you look at your roof you will see rust and possibly holes on the overlaps.
  2. Roofing nails.
    The modern method to secure a roof is to use tek screws. The old method was to use the good old roofing twist nail.. These were the best available back then but when roof sheet moves with the heat of the days sun and contracts with cool night it will slowly work the nail loose. The modern tek screw with its deep thread will securely fasten into the timber to hold it all rigid and the rubber seal at he base of the nut will keep the roof water tight where the screw penetrates the sheet.
  3. Dissimilar metals.
    If different metals are placed against each other they can electrically react to corrode. Galvanised against lead, aluminium against steel I have seen them all. Many people do not allow for this when they do patch up repairs and it only makes matters worse.
  4. Dislodged flashings.
    Flashings are those metal fittings near chimneys, air conditioners, skylights , vents, roof edges, ridges that make the roof watertight. These can rust corrode or be dislodged letting water into your home.
