Boxed Gutter leaks!
Boxes usually contain good things…. unless they are rusted out! A few weeks back, I walked into an Adelaide office building in the inner South-West corner of the CBD to repair a box gutter. Half-way up the stairs, I knew there was a problem. Check out the photo’s
What’s a boxed gutter?
A gutter that is “boxed” into the middle or edge of the roof is called a box gutter. Box gutters are generally concealed as they are hidden by outside walls (usually a parapet) that are higher than the edge of the roof tiles or sheeting – that is, you can’t see them when you look at the building, home or office.
Box Gutter damages more than just the building…..
The carpets, walls ceiling and the of course the box gutter was damaged. But importantly, the safety standards with the electrical possibly being compromised and the buckets as potential obstacles also presented problems. The usually high corporate image was also impacted because of the damage caused.
Why did the Boxed Gutter rust?
An air-conditioner hose expelled its highly salty water into the boxed gutter. As we all know salt = rust.Rather than fix the underlying problem, previous attempts just masked the problem. As you can see from the photo’s the bog used to fill the holes a were a temporary fix. The only real solution was to replace the box gutter with new steel guttering and re-locate the air-conditioning hose so that the salty water runs away.
