Obscure roof Leaks.

Some roof leaks can be obscure and need a bit of time to track down. Sneaky roof leaks …..argh!!

After every rain –  the top of his fireplace mantle piece was wet.
Understandably, it was driving him crazy and damaging his lovely home. I was called out and climbed out to have a look.

The problem was that the mortar on then top of the chimney was  cracked.  This house is about 40 years old. The tops of chimneys were sealed with a layer of mortar and this was the accepted technique of the day.
However time will take its toll and the mortar cracks. In a heavy rain the water will work its way through the cracks and in this case landed on the mantle piece.

The solution to this relatively simple and straight forward.  A custom designed  metal flashing can be made up and placed over the chimney top.  This will keep the water out and keep the roof sealed.  No more water on the mantle piece.
